Home prices around Southport can vary considerably based on location, age, community amenities, water access and proximity to downtown or the beach. The ranges below are intended as general shopping categories—not fixed neighborhood boundaries. Many Southport communities overlap two or more price points depending on the individual home.

$300,000–$400,000

This range often includes townhomes, condominiums, smaller single-family homes and established resales.

Rivermist at Dutchman Village

Rivermist is a convenient option for buyers seeking neighborhood amenities and relatively low-maintenance living. The community includes a clubhouse, pool, fitness center, tennis and pickleball courts, sidewalks and common recreational areas.

The location places residents between historic Southport and the beaches of Oak Island, making it possible to enjoy both without living directly in either destination.

South Harbour Village and Westport

South Harbour Village is technically located in the mainland section of Oak Island but carries a Southport address and is commonly included in Southport-area home searches.

Housing includes condominiums, townhomes, patio homes and single-family residences. The community is organized around the Oak Island Par 3 Golf Course, South Harbour Marina, restaurants and neighborhood amenities.

Southport Meadows

Southport Meadows provides newer townhome and single-family options within a short drive of downtown Southport. Current new-construction pricing begins in the upper $300,000s, depending on the floor plan, homesite and selected finishes.

The lifestyle: Lower-maintenance living, community amenities and convenient access to Southport and Oak Island.

$700,000–$900,000

In this range, buyers can compare larger homes, gated communities, golf-oriented living, newer construction and properties with stronger proximity to downtown or the water.

Turtle Bay at Southport

Turtle Bay is a new gated community planned for approximately 100 single-family brick homes. The neighborhood emphasizes low-maintenance coastal living with outdoor features such as screened lanais, grilling patios and firepit areas.

It is located minutes from downtown Southport and approximately ten minutes from Caswell Beach. A current plan has been marketed around $789,000, placing the community primarily in the $700,000-to-$900,000 category.

The Waters at Southport

Larger homes, premium homesites and upgraded selections at The Waters may reach into the upper $600,000s or potentially cross into the low $700,000s. Because it is new construction, the final price will depend heavily on the plan, homesite and options selected.

St. James Plantation

St. James offers one of the widest selections of homes in the Southport area. Properties range from condominiums and smaller residences to larger custom homes exceeding $1 million.

Depending on the property and membership structure, residents may have access to golf, clubhouses, dining, fitness facilities, pools, tennis, pickleball, trails, a marina and an oceanfront beach club.

The Landing at Southport

The Landing is positioned along the Intracoastal Waterway and is located close to historic Southport. Community amenities include a clubhouse, pool, pier and boat-storage area.

In-Town Southport

This range may also include renovated homes, newer coastal construction and larger residences near the historic district. In-town buyers often trade a large traditional amenity package for closer access to restaurants, shops, festivals and the waterfront.

The lifestyle: Larger homes, gated or amenity-driven communities and stronger access to golf, boating or downtown Southport.

$1 Million and Above

Above $1 million, value is increasingly influenced by water views, historic character, direct water access, location, homesite size and custom construction.

Certain properties include oversized garages, water views, deeded slips or boat lifts and convenient access to both Southport and Oak Island. A current waterfront offering is listed just under $1 million.

Luxury Homes in St. James

The upper end of St. James includes custom homes, golf-front properties, marina-area residences and larger homesites. Buyers should evaluate the specific section of the community, club membership options and proximity to the amenities they expect to use.

The Landing at Southport

Larger, upgraded or particularly well-positioned properties in The Landing may reach or exceed the $1 million level.

The lifestyle: Distinctive architecture, premium locations, privacy, water access and homes designed around the coastal setting.

Start With the Lifestyle

The most important question is not simply, “Which neighborhood can I afford?”

It is, “What do I want everyday life in Southport to look like?”

Some buyers want to golf-cart into downtown for dinner. Others prioritize a community pool, golf, boating access, a low-maintenance home or enough room for visiting family. Those preferences will often narrow the search more effectively than price alone.

Because availability changes and many communities overlap multiple price ranges, the best approach is to compare the neighborhoods that support the lifestyle you are moving here to enjoy.
